Tenant-owner association

A tenant-owner association is a form of economic association whose purpose is to grant its members the right to occupy apartments in the association’s buildings as tenant-owners, without any time limitation.
A tenant-owner association must be registered with Bolagsverket, the Swedish Companies Registration Office, which assigns an organisation number.
To start a tenant-owner association, there must be at least three members and at least three apartments that are to be granted as tenant-owned apartments. These may be residential apartments or premises.
Submit a registration application
You must submit a registration application to Bolagsverket, including details of at least three members of the board and at least one auditor who is competent to carry out the assignment. You can submit the application via verksamt.se.
You must also enclose the minutes of the meeting, showing the decisions taken and elections made, as well as the articles of association that have been adopted.
Annual report and audit report
A tenant-owner association is subject to accounting obligations and must prepare an annual report and an audit report every year.
An annual report is a public document. For financial years starting on 1 January 2025 or later, the association is also required to submit the annual report and the audit report to Bolagsverket.
